The Katiliya Estate was created around a simple philosophy, that places of extraordinary natural beauty should be lived within, not merely observed. When the Mountain Resort opened in 2008, every suite was carefully positioned along the hillside to follow the natural contours of the mountain rather than reshape them.
Originally built as a private mountain retreat on family land, the resort was designed to exist in harmony with the surrounding landscape and forests of Northern Thailand. Years later, the estate expanded with the creation of the private nature park and lakes, originally developed as part of a water conservation project to support the surrounding land and resort during the dry season. Over time, the area evolved into a peaceful natural sanctuary where guests could experience the landscape more intimately through walking trails, open green spaces, and wildlife encounters.
The Park Villas followed in 2020, discreetly positioned within the estate’s private nature park, allowing guests to experience the landscape from within rather than simply admire it from afar.
Together, the Mountain Resort and Park Villas operate as a single estate experience. Guests staying within the park enjoy full access to the resort’s dining, wellness, and recreational facilities, while resort guests have direct access to the surrounding nature park and trails. Two distinct stays connected by one mountain landscape.
The Katiliya Nature Park was never intended as a conventional attraction. It was created as a private refuge where forest, lakes, and wildlife remain part of the everyday landscape, and where walking trails follow the natural rhythm of the mountain.
Deer graze freely across the open grounds while peacocks wander forest paths and swans glide across the lakes. Spanning 28 hectares of private mountain parkland, the estate offers a rare sense of quiet immersion in Northern Thailand’s natural landscape.
